  • Tenant Finding
  • Advertise via Rightmove, Zoopla, Spareroom, OpenRent etc (additional fees may apply)
  • Guarantors To Ensure Rent Payments and Damages Are Covered (Student Tenants)
  • Advanced Tenant Referencing (Credit, Affordability & Right to Rent Checks etc…)
  • Half Yearly Inspections Visible Via our Internal System
  • A Professionally Prepared and Detailed Inventory of Contents and Condition (additional fees may apply)
  • Maintenance Coordination Including Periodic Maintenance (i.e. Gas safety, Fire Alarm Testing, Electrical Testing etc…)
  • Day to Day Management of Tenant Related Issues (24 hour service)
  • Transfer of Utility Accounts, Electricals, Gas, Council Tax and Water (additional fees may apply)
  • Closing Inspection and Check Out Inventories At The End of A Tenancy
  • Security Deposit Management Subject To Satisfactory Property Condition Upon Exit
  • Proactive Tenant Finding Prior To The Expiration of Any Existing Tenancies To Circumvent Possible Void Periods
  • Full Access To Our Portfolio Management System If Required

Management Fees From 12.5% Per Property, With Discounts Offered on Multiple Properties

  • Tenant Finding
  • Advertise via Spareroom, OpenRent etc (additional fees may apply)
  • Single Tenancy Agreement or Individual room Lets depending on your requirement
  • Guarantors to ensure rent payment and damage is covered (Student Tenants)
  • Full referencing via Our system
  • Rent demanded quarterly for students based on their student loan payments
  • Monthly property inspections visible via our system and in compliance with Article 4 Councils regulations
  • Quarterly Room inspections visible via our system
  • A detailed inventory of contents and condition (additional fees may apply)
  • Organizing maintenance including periodic maintenance i.e. Gas safety, Fire alarm testing, Electrical Testing etc (additional fees may apply)
  • Dealing with day to day tenant problems that may arise (24hour service)
  • Transfer of utility accounts, electric, gas, council tax and water (additional fees may apply)
  • Closing inspection and check out at end of tenancy (additional fees may apply)
  • Organising return of deposit subject to the property being returned in a satisfactory condition (additional fees may apply)
  • Proactively looking to find suitable new tenants prior to expiry of the existing tenancy to avoid void periods
